About these Digs
Living with Host
We are friendly and respectful hosts and will do our best to ensure you have a happy and comfortable stay with us. Guests say they love the room and location with easy access to the theatres.
Your room is fresh and clean. The mattress is memory foam with a mattress topper and is super comfortable, so you will get a great sleep after your long day. There is a wardrobe, separate clothes rail with hangers, hairdryer, a small desk/vanity dresser with stool and an armchair.
There is a balcony accessed off the kitchen with table and chairs which overlooks trees and is a welcome escape from the hustle and bustle of town. Smokers welcome on the balcony.
We have a dog called Sasha, she is a staffie and is a happy little soul. She will probably want to say hi before she goes for another snooze, she’s quiet, calm and friendly.
We are an LGBTQ+ friendly household.

Guest Parking
A Visitor’s Parking Permit is available upon request. This is for on street parking outside the property. Please let me know in advance so I can make sure it’s available for you during your stay.
The Area and Transport
You will receive a warm welcome, and we hope you’ll feel at home during your stay with us. The flat is on the first floor (via stairs) and is located a stones throw from the city centre in the vibrant and creative community of Hulme. There’s a Coop around the corner and a Morisson’s, Sainsbury’s and Asda all in walking distance. There’s a friendly local bar/restaurant ‘Kim’s Kitchen’ a few minutes away as well as several takeaways and of course there are countless other bars, restaurants, cafes and pubs if you take a short walk towards the city centre. Or Deliveroo/Uber etc if you’re tired or in a hurry.

Shared and Excluded Facilities
This space is shared with 2 Hosts.
The Kitchen and bathroom are both shared.
The bathroom is small but perfectly formed! It has a shower over the bath and loo and sink. Although it’s small, the bathroom is clean and fresh and you will have a shelf available for your toiletries.
The kitchen is available to use and you will have your own cupboard and space in the fridge and freezer. You can use our basics such as tea, coffee, oil, herbs and spices during your stay. There is everything you need to prepare meals.. a cooker, microwave, kettle, toaster, cafetière and smoothie maker. Of course, there’s pots and pans, glasses and crockery and cutlery for you to use as well.
You can access the balcony from the kitchen. It’s a nice spot for a coffee and it’s covered so smokers always have a sheltered spot from the Mancunian weather we’re famous for!
Your bedroom is lockable with your own key. We understand the importance of privacy and security to our guests.
Excluded Facilities
The living room is not available to guests, it doubles up as my office so I’ll usually be in there working during the days and it’s our private lounge in the evenings. You’re always welcome to say hi though if you need anything or just want a chat!

Smoking on the balcony only. Strictly no smoking indoors. Vaping inside is ok.
We prefer no shoes inside please. It is mostly laminate floor with rugs so you may want to bring your slippers.
Toilet- Please don’t flush anything other than toilet paper. No wipes or sanitary products- it will block the drains. Please use sanitary waste bags and bin provided in the bathroom.
Please always lock the front door when you come in and again when you leave.
Please let me know when you are planning to check in as soon as you can. This helps me to ensure I will be here to welcome you.
We live on a street of low rise flats, it is generally very quiet at night. Please respect our neighbours by keeping noise to a minimum after 10pm.

If you’re staying anyway in Manchester, stay here!! I stayed with Ruth Mina and sash for just under two months and it was like a home away from home, the loveliest and most caring hosts I could have asked for. I had such a wonderful stay with Ruth and Mina! They are such lovely hosts, so kind and considerate. The room was very cozy and the flat had everything I needed for a comfortable stay. I also have to mention the lovely Sasha who is one of the sweetest dogs I have ever met! Really great digs would 100% recommend :)

I had an absolutely lovely stay with Ruth and Mina (and the wonderful Sasha!). Really felt like a home from home. I would definitely stay here again. Spacious, clean and comfortable room. Terrific mattress, slept like a baby. Clean, tidy and peaceful flat, exactly what was needed. Location was perfect, either took a bus or tram to the Lowry after a 10 min walk. Morrisons and Co-op are about 10 mins walk away. Highly recommend

I had a Comfortable and homely 7 week stay here while working at the palace. Ideal location just a 10 minute walk to the theatre, parking on the doorstep. everything I could have needed! look forward to hopefully staying again in the future!

Had a fantastic time at these digs for 3 weeks in Manchester, easily my favourite digs so far. Beautiful room in a lovely flat, very calm and relaxing, easy to make yourself at home. Ruth is a wonderful host, I look forward to going back! It’s only a 15 minute walk to the Palace Theatre and about 20 minute walk into the town centre. Lovely location. Thanks so much for having me! Ruth was a lovely host, very welcoming and friendly. The room was very comfortable and a decent size. Flat is in a great location, 20mins on the tram to the Lowry. Bonus was a friendly dog! Would recommend!

I would absolutely recommend these digs. The flat was a short walk from the Palace Theatre and about 27 mins to city centre, it was peaceful and quiet with a super comfy bed! Thanks for a lovely stay x

Had a lovely stay with Ruth and her theatre-digs! Comfy double bed, great communication and responsiveness, with a really quick 5 min walk through the park to Z-Arts! Would recommend.

Ruth was such a lovely host, and provided everything I needed and more.
The property was clean, warm and very comfortable.
I came by car and parked on street with a permit. The location was within easy walking distance of city centre.
