• Beautiful Twin Room with very comfortable solid oak antique Staples beds
(These are top quality beds marked with a Royal Warrant - fit for a King!)
• Bathroom shared with host (shower unit is over bath)
• Wardrobe, chest of drawers, towel stand, large mirror
• Desk & multiple power points
• Bedside dimmer lamps and brighter clip-on reading lights if required
• Blackout blind plus curtains
• Privacy latch on inside of bedroom door
• Huge sitting room with piano & guitar which you are welcome to use!
• Large, well-equipped kitchen with dishwasher & washing machine etc
• Two ceiling pulleys in hall for drying laundry.
Please note I also have another spare room with its own ensuite bathroom (listed separately), which sleeps 1 or 2 guests.
I stay in the third bedroom but tend to be out and about quite a lot, so you’ll get plenty of peace, privacy, and space to yourself :)

Guest Parking
There is lots of free parking on the street directly outside - it's easy to find a space.
The Area and Transport
Fantastic location - on a quiet street, yet just a couple of minutes walk to the shops, bars, cafes and the beautiful Queens Park.
Excellent transport links to the city centre - 6 mins by train to Glasgow Central (Queens Park train station is 4 mins walk from the flat). From there you can walk or take a bus to the central theatres.
Alternatively you can take a direct bus from the flat (see travel times below).

Tramway: 4 mins drive / 4 min cycle / 14 mins walk
Citizens: 7 mins drive / 6 min cycle / 13 mins by bus / 32 mins walk
Kings: 13 mins drive / 18 mins cycle / 25 mins bus

Pavilion: 15 mins drive / 15 mins cycle / 20 mins bus

YOUR SPACE:
Private bedroom with privacy lock on the inside of the door. Lockable drawer in chest of drawers.
SHARED AREAS:
Bathroom shared with 1 person (host) - this is also the 'main' flat bathroom so is normally the one used by any visitors.
Full access to the kitchen, living room, and hall.
Hall cupboard for access to iron, ironing board, laundry basket, and vacuum cleaner.
The close/stairwell is shared with neighbouring flats, as is the back garden.

One other guest room with private ensuite bathroom, which can accommodate up to 2 people (but usually has just 1).
I am an experienced home-share host and have an STL licence, which is now a requirement for all hosts.
I have hosted a variety of guests, mostly professionals and academics staying a few weeks or months.

Other rules
CONTRACT: I will send a guest contract to sign.
SECURITY DEPOSIT: £150 is required on booking (in addition to the 10% you pay to TDB). This is returned at end of stay.
RENT: Usually paid in full upfront on arrival, or every 4 weeks if longer stay.
CANCELLATION: Full refund of security deposit if cancel 30+ days before arrival. Less than 30 days - refund if I'm able to re-let. Early termination of contract - refund of rent & deposit if able to re-let. Admin fees may apply.
SHOES: No outdoor shoes to be worn inside flat.
QUIET HOURS: 10pm - 7am. Particular care needs to be taken when using the communal close/stairwell at night as sound is amplified.
CLEANING: Spare bedding & towels provided, plus access to cleaning products. However, if desired, weekly room cleaning can be arranged when I'm around.
Guests must clean up kitchen after themselves
OVERNITE COMPANIONS: may be permissable for short visit by prior arrangement - pls msg first
