Living with Host
Beautiful sunny double room w/ private en-suite, in a recently-refurbished spacious tenement flat on the south-west side of the Meadows. Perfectly located on a tree-lined street in quiet Sciennes, next to the park off Melville Terrace—3 mins from Summerhall, 5 mins from George Square. Shops, cafes & bus routes are a stone's throw away in Newington & Marchmont.
Host Joanna (she/her) & flatmate Lyver (he/him) are self-employed and often come and go. Guests are welcome to use the kitchen, equipped with all mod-cons and a big table. The flat is peaceful and spacious enough for total privacy, yet homely for a chat and cuppa. Great local cafes nearby for breakfast, or use the kitchen, fridge, washer & dryer. I occasionally dog-sit; please check first if this is an issue.
Note: A 5% Edinburgh Visitor Levy applies to the first 5 consecutive nights. This is not included in your booking fee and will be collected directly by the host upon arrival.
Guest Parking
There are meters on the street, top and bottom, but gets pricey.
Free before 8:30am and after 6:30pm and free at weekends.
But once dropping your gear off you could park out of the paying zone, which is only a 3 min drive or a 10 min walk away. Best places to park for FREE near Gladstone Terrace are: South Lauder Road , Fountainhall Road and Grange Loan. Worth it for a 10-12min walk. Usually Lots of free Parking on those streets but just be careful because it’s mixed free and permit parking.
(FREE parking on my street at weekends.)
ALSO There’s St Leonard’s car park, which is about 8 mins walk away is cheaper than the parking meter £10 ish for the whole day.
Recently one guest found parking via JUSTPARK app. He paid £127 for the 3 full weeks he was here - that was on Moncreiff Terrace, literally on the street next to min.
The Area and Transport
We are on a really peaceful, leafy ,tree-lined street, near the "Meadows" and "Holyrood Park" (Edinburgh's main city green-spaces).
It's a safe, friendly neighbourhood w/ plenty cafes and a diverse range of eating places nearby. We are well placed for most of the city theatres & concert halls [REMOVED]

George Sq - 10 mins walk
Festival Theatre [REMOVED] mins walk
Dancebase -20 min walk
Playhouse Theatre - 30 mins walk OR 20 mins by bus (w/ choice of 7 buses ,5 mins away)

Lyceum Theatre -25 min walk
Traverse Theatre - 25 mins walk
Usher Hall -25 min walk
Waverley station is a 25 walk away or short bus ride away w/ lots of bus choices from Bernard Terrace/South Clerk street bustop . Or the number 9 bus from the bottom of the Mound (close to Waverley station) will take you all the way to the bottom of my street @ the "Gladstone Terrace" bustop & visa-versa.

This space is shared with 1 other permanent tenant and 1 other paying Guest.
The guest ensuite bedroom is completely private at the front left of the house. This private ensuite, consists of a big walking shower, a sink unit and a toilet with a hand held bidet.
The sunny kitchen/living room is a shared communal space with lovely induction cooker and worktops. As well as a big kitchen table with chairs , there are also two comfy chairs in the window. There is a dishwasher and washing machine for everyone's use. Clothes can be dried on the traditional pulley in the kitchen, but a clotheshorse drier also available to take into your room.
Excluded Facilities
The other front room and back bedroom are for host use only. The bathroom off the shared hall is for the host/flatmate use but can be available on request should you want to enjoy a bath now and again.

3. no muddy clompy boots worn inside the house. - washable slippers of various sizes are provided !

I have small mattress which I can add to the room -I’ve often have neices and nephews staying over the years . Both myself and Lyver ( my now and again flatmate/work colleague) have Disclosure Scotland certification for working with Children and Vulnerable adults. Also for those with babies/toddlers -the flat is on first floor with shallow steps, easy to bring a buggy up -and big hall in the flat with room to leave buggy/pram. A baby travel cot can be borrowed when required.
