Self-Contained
Our newly renovated suite is set in a basement conversion part of our Victorian town house. You’ll have your own entrance accessed from a side gate into our back garden. French doors open into the living space which is well appointed and comfortable. There is a seating area, small table and chairs for eating or working and amenities for drinks, breakfast and snacks.
The brightly lit brand-new spacious shower room has brushed brass fittings and a monsoon power shower.
The south facing large bedroom has king sized bed with new mattress. Bedding is 100% cotton. Antique furnishings and original artwork continue in the bedroom which has thoughtful lighting design and space for putting away clothes and belongings.

Guest Parking
There is lots of free parking on the street. As we are opposite the park it is always easy to find a space.
The Area and Transport
Enjoy this peaceful, stylish space- a newly renovated artist-designed suite set on a leafy street within a Victorian house directly opposite Meersbrook Park. You’re also only 10-15 minutes by bus from the city centre with bus stops a five-minute walk. 30 minutes walk to theatres. Meersbrook is a family orientated, desirable neighbourhood with some lovely artisan bakeries, cafes, bars and shops. Our space has a living room, bedroom and brand-new luxury bathroom with separate loo. There is no kitchen but we provide a kettle, espresso machine and simple breakfast foods. We are happy to allow access to our family kitchen upstairs if needed. Guests have access to their own fridge. We have a washing machine you can use in our kitchen. Mature garden with patio if you want to eat outside. We work in the arts and health and are happy to give local recommendations etc but also respect your privacy.
We ask for a returnable damages deposit. For longer stays we charge a small cleaning fee.

Shared and Excluded Facilities
This space is not shared with anyone else.
The basement space is for your sole use and we will not come into it during your stay except in an emergency. The space joins our main house by a staircase with locked door. If you arrange to use our kitchen the door will be left unlocked and this is shared with us (two adults and two children).
Excluded Facilities
The basement suite is for guests sole use. Kitchen is shared with us. The rest of our house is private for our family.

We will provide simple breakfast food and coffee for up to a week stay- after this guests to provide their own.
Please switch off all lights etc when you are going out and unplug phone/electrical chargers.
We are on a water meter so please be considerate of your water use. Given the recent rise in utility costs we would ask that you consider contributing a nominal fee for bills if you are someone who likes to shower more than once a day / otherwise use more than an average amount of heating/power. thanks!
We ask for a returnable damages/security deposit of £100 for short stays £200 for longer stays which we return once you have checked out.
If you have an overnight guest stay we charge them £40 per night.

We have children ourselves and can offer advice and suggestions of where to go in the local area. We provide high chair, travel cot, floor bed, toys and books. The park across the road has a playground and the area is very family friendly with lots of playgroups and activities. Our accommodation is not suited to a family who will be eating in for three meals a day however but fine if you plan to be out and about. Message us to discuss your needs and we can work out if our place is a good fit.
