The area is well connected to the city, the flat is quiet and peaceful and there are 4 supermarkets within walking distance. Please note - a house cat lives in the property so this listing would not be suitable for guests who do not like or are allergic to cats.

The Area and Transport

The property is well connected by public transport to most areas of the city including Princes Street, Royal Mile, Leith and The New Town. The Usher Hall and Lyceum Theatre are around 1.5 miles away by direct bus (10-15min). The Kings Theatre is also accessible by getting a bus to Lothian Road. The Festival Theatre and Edinburgh Playhouse are 2 miles away on direct bus routes (20min) from the main road outside the flat. If you are working at the Fringe then Bristo Square is 2.0 miles and the Pleasance Courtyard 2.3 miles from the development. The flat is outside the main festival area which has previously worked out well for guests as they enjoy the peace and quiet during the day before taking in the buzz of the Fringe as the day and evening progresses, only a short bus ride away.

The bedroom is private but there is no lock on the door. The room on offer is not ensuite but the bathroom is private for the guest only and has a lock. The owner has his own bathroom so doesn’t use this one. The living room and kitchen space is shared with the owner.

Excluded Facilities

The washing machine and the use of the cooker and hob is only available for stays of over 7 nights. For shorter stays, the microwave and kettle can be used 24 hours and there is complimentary tea, coffee and biscuits at any time of the day. The fridge can also be used to store juice and food.
