Self-Contained
Beautiful, quiet, sunny, semi self-contained flat (large double bedroom, shower room, sitting room/kitchenette) in gorgeous Georgian house on the edge of the historic Leith Links park in the North of Edinburgh. It's a family house, though there's only me (Fiona) and the cat (Billy) here most of the time, and I work full time at the Fruitmarket Gallery so am not at home during the day in the week.
The flat is situated behind a curtain on the ground floor of the house. Access is through the shared front door, and guests have direct access through the back door to the enormous South-facing garden. The flat has total privacy and guests can choose whether they wish to keep themselves to themselves or come through to the main house for a chat or a cuppa. The kitchenette has a fridge, microwave and hotplate, and there is a washing machine and dryer in the laundry room outside the back door.

Free parking on the street immediately outside the house. Parking on the drive on request.
The Area and Transport
Claremont Park is a tree-lined street with Georgian houses on one side and Leith Links park on the other. It is 5 minutes walk to Leith’s cool, vibrant waterfront, and a 30 minute walk up Leith Walk with its numerous cafes and bars into town. It's a safe, friendly neighbourhood with good public transport links: 3 minutes walk will get you to stops for the 1,49 and 34 and it’s an 8 minute walk across the park to the tram. Waverley Station is a 35 minute walk, or 20 minutes on bus or tram. There’s a small Morrison’s very close to the house, and a bigger Tesco 5 mins walk away, again across the park.

Summerhall – 2.8 miles. 36 mins on bus 49
Queen’s Hall – 2.6 miles. 34 mins on bus 49

Traverse Theatre – 2.9 miles. 35 mins on bus 1 or 34, 40 mins on tram
Kings Theatre – 3.1 miles. 40 mins on tram.

Great digs. Perfect host. Cute cat. Glorious garden. A lovely week in the side tenement "flat" which is handsome and spacious and full of amazing books and artworks. Fiona was true to her word and allowed me all of the discretion and privacy that one would hope for. The rooms were spotless and comfortable and the garden is a delight. Billy the cat was a charming and affectionate companion. Great location and really very peaceful. 100% recommendation. Thank you to Fiona for the warm welcome.
