The flat is near the botanical gardens and is in a very green part of Edinburgh with many footpaths and parks nearby. There are good and regular bus routes up to the centre of town and up to the Playhouse. Walking to the Playhouse takes about 15 to 20minutes.
The area is well served by grocery shops including a local Tesco as well as smaller convenience stores. There are many local cafes to enjoy.

One of the best digs I’ve stayed in!
It has everything you could possibly need. So clean and warm in a beautiful neighbourhood. Kate was such a welcoming host, and I’d happily stay again!

An absolutely perfect place to stay. Being self contained but also knowing you have a friendly host upstairs if you need her. The studio is large and perfectly equipped. A 15 min walk from the Playhouse and easy bus ride to the Festival. I cannot recommend highly enough

What can I say, Kate’s digs are a cosy home away from home tucked into a beautiful corner of Edinburgh. The flat is warm, comfortable and has everything you need. The area is safe and full of cute shops and brunch spots. If you’re ok with an uphill walk to the theatre (which let’s face it is the reality of living in Edinburgh) then this place cannot be faulted! I will 100% be staying here next time I’m touring to Edinburgh, as long as someone hasn’t already snapped up this gem of a place.

Really lovely host and cute studio flat. Everything you could need, and Kate lives above so any problems she is just a text away. Great communication, Kate is so friendly and welcoming. I was at the Playhouse Theatre and it's an easy 20 minute walk, 5 min taxi ride or about 7 min bus ride up the hill. Just down from Broughton St with it's many cafes - spoilt for coffee options each morning on the way to work! Across the road from Botanical Gardens - great for days off! I'll be back...thanks Kate

Had a wonderful time in Kate’s studio flat. Has exactly what you need. About 30 mins walk from the Lyceum but loads of buses. 5 mins walk to the Botanics, glorious. Kate really friendly and helpful. Will definitely stay again. Thanks Kate!

Literally the dream digs! Everything you could need and more, a cosy self contained option in a perfect location across the road from the beautiful botanics. Would highly recommend and would love to stay again the next time I'm in Edinburgh

Absolutely gorgeous studio flat. Much bigger than the pictures suggest. Has everything you could need. Kate was lovely and very helpful throughout my stay. The flat was quite far out, but on local bus routes which were convenient. Lovely stay!

Beautiful flat in lovely part of Edinburgh. About a 30 minute walk to the theatre, but a large tesco up the road nd opposite the Botanical Gardens.
Easy check in, and Kate was very helpful and easy to communicate with. Would highly reccomend!

Amazing digs! Kate is a great host who totally respects your privacy but is always on hand if you need any.
The flat is lovely, with everything you could ever need and all within 15min walk to the Playhouse.

Lovely flat and looks even better than in the pictures! Less than 20 mins walk from Edinburgh Playhouse theatre. Kate, the host, is incredibly kind & made me feel so welcome. I felt right at home. Flat is self-contained & very close to amenities.

Kate was a perfect host. I was so happy to stay in a beautiful, comfortable and cosy little flat. The flat is in a lovely location and I knew Kate would be on hand if I had any problems. Wouldn't hesitate to book again!
