Living with Host
This listing is for the rental of an individual room with shared bathroom. Two bedrooms are available for occupancy (one Double and one King). Maximum occupancy four persons at any one time. The owner will be in residence, working in an upstairs office, during normal weekday office hours but will not normally be at the property outside of those hours.
House contains well-equipped and spacious kitchen/diner with comfortable living room. Utility room with washing machine and tumble dryer. Central heating. Upstairs bathroom with bath/shower over bath.
May suit: Single person/two persons sharing/couples/small family. LGBTQ friendly.

The Area and Transport
The house is a pleasant and comfortable 1930’s semi detached with driveway, open lawned front garden and private rear courtyard. Located in the leafy surburb of Norton Lees opposite beautiful Graves Park for walks and Rose Garden Cafe. Five minute walk from Co-op and local shops. Bus stops two mins walk from house into town. The Number 20 takes 15-20 minutes and drops you directly outside.

There are two bedrooms available for rent. One king sized bedroom and one double bedroom available to rent separately. Neither have lockable doors. The house is also listed for rental separately as a self contained residence. If renting an individual bedroom in the property, the home owner would continue to use the office contained within the home (located in a third bedroom) during normal day-time office hours. Outside of these office hours, the occupant would usually have either exclusive use of the property or shared use with any other theatre digs guest/s staying in the other available room if occupied. Contact owner to confirm dates of any other bookings and available rooms. The house is only rented to visiting artists/creatives and those involved in the theatre.
Excluded Facilities
The attic bedroom and the third bedroom office will be locked and not accessible. There is a shared bathroom for guests.

Other rules
No outside shoes inside the house please. Recycling instructions will be provided. Smoking only outdoors please. No electric bikes to be left charging in the house at night time or when house is unoccupied. If staying for more than two weeks, cleaning of your room and shared facilities will be provided by a contract cleaner at an additional charge of £10. Watering of outside pots in summer would be appreciated. Owner may contact you to arrange grass cutting etc if staying two weeks or more. This is our family home so please treat it as you would your own home.
