Easy walk to West End in a clean, calm, modern/minimal, but cosy flat (500 sq feet) near Baker Street/ Regents Park/Marylebone. It's my home, but I rent out the full flat while I'm away. It's clutter free (I'll put personal stuff in landlords cupboard). The double bedroom is a good size, with clothes rail & new tallboy chest of drawers & Rourk radio. The sitting room has TV for Netflix & a Radio. Good size, well stocked kitchen. The bathroom is white tiled/good size, with shower over bath. The large siting room windows open onto the lane & the bedroom window is filled by a beautiful tree in summer/autumn. I'm central London, but in a quiet tree lined lane (with little traffic) & double glazed windows. You rarely hear neighbours as the flat is sound proofed. New guest pillows (White Company), new bed linen/towels (M&S) & a protective mattress cover. The building has full CCTV (inc the corridors) & a lift.

Guest Parking
PARKING: Short stay metered parking on the lane or nearby streets. Longer stays in the multi-story car parks nearby.
SECURITY: The lane is well lit, as is the building entrance. The flat has secure locks (inc a security lock, installed by a security company). CCTV at entrance to building and in the corridor outside the flat itself.
The Area and Transport
THE WEST END: is 3 stops on the Bakerloo line (flat is 3 mins walk to Baker Street tube) or a 14 min cab ride to Soho/West End. Or you can walk to Soho (30 minutes) & West End (about 40 minutes).
REGENTS PARK THEATRE: The park entrance is 4 minutes walk away with a 13 min walk to the theatre.
OTHER THEATRES: I'm very central, so most theatres will be a short walk/tube ride away.
TRANSPORT: You're 3 minutes from Baker Street Tube. Kings Cross/Euston are 13 minutes on the tube, Paddington is 10 minutes by tube or 23 minutes walk. Marylebone station/ tube is 5 minutes walk.
THE AREA:
The flat's near Regent's Park (4 mins walk) & Marylebone Village (a safe & vibrant area with great restaurants, shops & cafes). Nearby supermarkets: Waitrose, Tesco, M&S, Sainsbury's. I've found the area to be fairly safe and regularly walked back (from the West End & Covent Garden) in the evening. There's a great farmers market in Marylebone every Sunday morning.

You'll have full use of the flat, except for landlords cupboards. This is my home, but I rent the whole of the apartment to guests via Theatre Digs. As it's my home please note the house rules, under house rules section (including strictly no guests, no smoking no vaping etc). Flat now has a dishwasher & microwave after kitchen refit.

Landlords cupboards. Other than this, you'll have the whole flat to yourself.
Plse note, there is a TV for Netflix and other apps. However, I don't have a TV licence so BBC and linear TV cannot be watched. Your home TV licence may cover you for stays away, but please do check.

HOUSE RULES:
Strictly no smoking of any kind (inc e-cigarettes, vaping, illegal substances or cannabis - caretaker's flat is below my flat). Strictly no guests, no parties. Plse leave flat clean on departure. If staying for longer than 2 weeks, plse also do basic cleaning during stay. Flat not suitable for children or pets.
GUEST REQUIREMENTS: Theatre/film professionals only. You will be asked to verify your professional status (Equity, Spotlight, WGGB, BECTU, MU, ABTT membership cards accepted). Guests must be over 25, in a production and reviewed by other hosts for insurance purposes. Full payment on arrival for days/weeks etc. Looking for bookings of a week to a month. Shorter/longer is difficult.
CHECK IN: between 11am - 3pm.
CHECK OUT: between 1pm and 5pm. Unless mutually agreed. Plse note, keys must be handed back to me at an agreed time (for insurance purposes). It isn't an automatic check out and there's no where safe to leave keys.

Carbon Monoxide alarm not needed as flat fully electric. Electrical Installation Certificate in place. There are two fire exits from the building. One set of stairs located very near the flat (opposite the lift), the second fire exit can be found by walking along the full length of the corridor to the far end of the building.

Had a great time staying at frankies place. It was a perfect location, very close to tube and buses but also very quiet. Clean and comfortable. Great communication from Frankie. Only thing was my personal phone signal didn't work while I was in the flat. But the WiFi was very good so not really a problem. I did miss have a microwave. Some reasonable house rules, understandble when staying in someones home. Would love to come back and stay again in the future. Thank you very much!

Hi Laura, thanks for this. So, I'm possibly being a bit sensitive as all other reviews were a solid 5. It says on my listing there's no microwave & I thought I'd chatted lots & asked all about the play? I work really hard to ensure my flat is spotless, so 4 is a wee bit upsetting. Being honest, the flat wasn't that clean when I got back (TD say you're meant to leave as you find it), but you were really nice (& working) so I didn't mention it on review. All the best with the rest of the tour x
I had a brilliant 3 week stay at Frankie’s apartment, the space is very well equipped and felt like a home away from home. Location couldn’t be any better for working in central London and communication was easy and very pleasant. Wouldn’t hesitate to stay again, thank you!

Frankie was a lovely host who made me feel welcomed. Met me at the door and showed me around the flat. The flat itself is very nice and well kept with easily enough space for two people. The location was good for london aswell as it's right outside the baker street underground making it for stops from charing cross so eash access to the west end. Location was quiet making falling asleep easy. Thanks for hosting Frankie. Easy recommendation for self contained digs
