Guest Parking
Free limited on-street parking next to Christchurch Park on Westerfield Road and some of the surrounding streets where there are no yellow lines (check bay signs when you park).
If arriving Monday to Saturday by car, please avoid the 4.30-6pm rush hour parking restrictions or make a swift luggage drop-off before parking up.
The Area and Transport
We're perfectly located only five minutes walk to the Regent Theatre, town centre shops and main bus stops at Tower Ramparts from where it's a short bus ride to Ipswich rail station. A 15 minute walk to the Wolsey and the Crown swimming pool, 20 minute walk to the Waterfront.
Lots of restaurants from burgers and kebabs to ethnic to chain eateries.
Shops include Marks & Spencers, Sainsbury's, Tesco, Boots, River Island, Primark, TK Max, Superdrug, Clarks, JD Sports and Office.
The Buttermarket Centre has several cinema screens and a bowling alley.
It's a university town so it gets quite buzzy at the Waterfront on the River Orwell where Suffolk Uni campus and Dance East are located right by the marina. Isaacs is a very popular bar for students, yachts-people and tourists.
From Ipswich Station: Hawk Express cab. Check which pick-up point outside the station they'll use. Or 66 bus service every 20-30 minutes to Woodbridge Road/Cobden Place.

We're to be found downstairs most of the time and will be happy to chat.

So near the Regent and a beautiful view of Christchurch Park from the bedroom. I only saw Anna to check in. A very good stay.

These digs went above and beyond my expectations. They're located in a gorgeous part of town, close to all theaters.
It's quiet and warm, the private bathroom is clean and bright with modern fixtures.
The hosts are night owls which means no tip-toeing around the house after a show- you can take a shower or cook to your heart's content.
House of culture, surrounded by books, extremely considerate hosts who'll stay out of your way unless you're up for a lovely, passionate and educated chat. Book!

Leo was the ideal guest: considerate, tidy and friendly. He respected our privacy but was also up for the occasional chat when we passed in the kitchen. Calm, a good communicator, it was a pleasure to have him here in our home. A long booking over the panto season, it flew by with a complete absence of stress thanks to our lovely guest. Recommended.
A very clean and lovely house in a good location. Close to the Regent theatre and the beautiful park. The room is great. Anna is very friendly.
I would suggest making COVID regulations public on the booking. Guests need to provide a negative test and wear masks in the house communal areas. Not a problem for me but others may feel different.
I had to leave early due to illness. This was my decision to return home. A shame my stay was cut short as the room was very comfy.

Hardly saw Sam and his stay ended early due to lurgy but he was very nice & chatty. Hope to have him back. Covid protocol is in the "About" section and was mutually agreed in our messages at time of booking. It's there from the first message.
Loved my stay here! The location was excellent. The only thing I would say is the hosts are Covid conscious and I had to test before arriving! I didn’t mind this personally :) lovely quiet room and Anna was lovely.

This was an excellent place to the stay. The hosts were friendly but not intrusive. I was made to feel at home as soon as I arrived. Anna was wonderful and explained everything clearly. I felt comfortable asking for anything I might have needed but Anna had everything covered. The bathroom was lovely with an excellent shower. The room itself is a book lovers dream and I found it very cosy.We did covid tests the day of arrival too, which felt extra secure. I would definitely stay here again

Lovely digs, close to the beautiful Christchurch Park. If you are a book lover this will be your perfect digs as the room is full of great acting and theatre books. Only 5 mins walk to town and the theatre.

lovely clean digs close to the theatre ,Anna is a fantastic host.I’ve only given 29/30 as i wasn’t told about mask wearing until after the booking.Everyone has a right to covid care I feel it should be clear before booking 25/04/23. Would stay again

A very considerate, friendly guest who took our concerns about Covid seriously. Lovely singing voice. Would definitely have Clive back.
The house / room / location are great. Sadly, I don’t feel the same about my stay. My access needs had been previously agreed but not fully met by the host. It took days of negotiations and stress to be able to sleep comfortably.

The guest hadn't made clear she wanted heating on ALL NIGHT at 19 degrees MIN. The central heating is set to 21, goes off at 12pm to minimum of 16. 2nd night 18. Two duvets were too hot & she declined hot water bottle until the last night.
This is a fantastic place to stay, the room is lovely and the hosts went above and beyond to make me feel at home. Would very much recommend.
