Large quiet double room in Georgian flat that is located at the top of Leith Walk.

5 mins from Waverley Station and 3 mins walk to The Playhouse. 20 mins walk to Festival Theatre. Buses from door direct to Lyceum and Kings Theatres- 25 mins. Close to Airlink Bus and Tram stops (40 mins to Edinburgh Airport).

Also in the flat will be myself (an ex actor) and my partner.

Full use of kitchen and washing machine. Shared bathroom. Guests allowed upon request.

The flat is surrounded by plenty of shops, cafes and bars and is 5 mins from the stunning views at the top of Calton Hill.

Fantastic flat 3 mins from the theatre! Gorgeous room and comfy bed! Nr my fav deli Valvona and Crolla and my fav yoga place Tribe. Can’t get better than that!

Absolutely lovely flat, spotless. Friendly on arrival, and gave clear instructions for arrival. Very close to the theatre, 3-minute walk. I had a very enjoyable stay and will hopefully stay here again. Tim was a brilliant host

Tim and Simon were such lovely hosts. The whole flat is very tastefully decorated and the room was really comfortable. Walking distance from the city center and some touristic spots. I really enjoyed my stay and would highly recommend it.

This is an absolutely wonderful place with perfect hosts. I felt looked after and they went above and beyond to make me feel welcome. The flat is beautiful, clean and in a very easy location! I stayed for the whole Fringe and it was a perfect month.

Tim and Simon were delightful hosts, very helpful with their knowledge of Edinburgh.
Very comfortable double bed and spacious room. Lovely decor and ornaments to suite the keeping of the property. Very welcomed and i recommend them!
