Hotel
All rooms are covered by cctv and all servicing and regulations are upto date. This room has an area to prepare a sandwich or use the microwave with a fridge. All rooms have an ensuite and are very comfortable.
❌ Cancellation Terms
I will issue a full deposit if the booking is made in advance and is cancelled 30 days before checking in. The deposits are non-refundable if you cancel within 30 days of the booking starting.
Guest Parking
It is very tight but can be arranged at an additional cost but this is very limited.
The Area and Transport
This is still very reasonable for a central location in a nice clean room that is serviced weekly for you to give you space in time that suits you when you are away at your show. Every festival guests are over whelmed by out hospitality you will be too....

Very close to the Playhouse theatre, and it was nice to have a self contained space. However, it was advertised as 'newly refurbished' but definitely didn't feel like that. The bathroom in particular felt a bit grim and there was mold around the shower and a hole under the flooring. Having a fridge and microwave is always great but there was no washing up facility except the bathroom sink and no cloths/sponges provided. It was fine for the week but a bit disappointing for the money I paid.

These apartments are comfy, cosy and convenient. Friendly staff and clean!
No doubt I'll be back again next year.

I loved staying here. John's place had everything I needed for a week's stay and it was walkable to the Festival Theatre. Some of the fixtures and fittings require some attention, but I felt very safe there.

Really loved these digs. Very good to have a room with an en-suite and fridge and microwave. Great if you want your own space and dread awkward conversations with hosts!
Other reviews have mentioned it is above a gentleman's sauna - there is a separate entrance and the staff were super friendly and helpful. The location is great neighbourhood-wise, lots of nice cafes and pubs, walking distance to the theatres and a tesco right around the corner.

If you don't mind having mice running around your room, then the apartment is great. Location is pretty good, and the guy in charge of the keys was nice and helpful. The owner took 2 days to answer my email about the mouse or mice, running in, out and around my room (and the building) every evening and night. He said he was not aware and gave no solution at all. All the rooms in this building have mice; they even have tramps in the corridors and in the room, so they do know. No rest here.

Edinburgh is an expensive digs spot, this one here really worked for me on a very busy week. Everything in order in the room, and you can’t beat that location. Thanks very much!

These rooms are a bit of a walk to the Festival Theatre but it felt safe and it's quiet and comfortable to get a good rest at night. John was reachable even when he was on holiday, which I'm so grateful for, and made sure someone was there for my "out-of-hours" check-in.
The only things on the down side are: not having a bigger sink to was the dishes in, with a drying rack and dishwashing soap; and the exit sign (bright green) inside the room's door, which felt sleep disrupting and unnecessary.

What a fabulous find! Great communication and lovely to deal with throughout. Location has everything you need and is a short, extremely scenic, walk to the old town too.

The room was great and was very close to the Playhouse theatre. A little tricky to find when I first got there but John was very helpful when I rang and asked for directions.

Really nice digs - en-suite with fridge, microwave and kettle for simple meals. 8 minute walk to theatre. The reception threw me off a little and was invited in as new staff behind reception.
Apart from that, John was very communicative and the free parking outside was a plus.
Would definitely stay here again.

Excellent location with friendly and helpful staff. Room was comfortable and well equipped (microwave, kettle, fridge, utensils). Communication prior to the booking was friendly and helpful. Only thing to flag would be that it wouldn't suit all accessibility needs due to staircase up to rooms, but if no issue with stairs, this is an ideal place to stay.

The room was very shabby round the edges - stained carpet, hair on carpet, strange flashy light bulbs, peeling chipboard in kitchen area. The shower was filthy and the stick on tiles were coming away from shower wall, which made it smell very damp. Dirty dishwashing sponge in the sink and stained floor around the toilet. Not what I’d expect for the money paid. The location is excellent and is the only thing that redeems it as well as the very helpful staff.

Hi Emily. Thank you for your review. I do not completely agree with the harshness of this review. I did not see the room when you checked in so I have had words with the staff and we have fixed all the faults that I found and the room has had a deep clean. There is no smell and I do remember the staff telling me about the flashing light. I left that in over 2 years and noone has complained but in fact complimented it. There is a very happy guest in that room just now with no issues.
Really loved my stay at John's digs, the room was perfect for what I needed. Yes it's a little spenny but the kitchenette area was lovely and the extra touches of the chocolate bars and teabags were very appreciated! I was able to walk to and from the digs multiple times throughout the day which was really handy and convenient, plus the people on reception were very helpful with check in and check out. Thank you for having me!

GREAT digs! I spent the whole Fringe in these digs and I couldn't have been happier. The staff were so friendly, always on hand if I needed anything and provided clean bedding and towels each week (which I wasn't expecting!) Lovely warm welcome! The location is excellent and easy to get to the Playhouse and Old town within minutes. Will 100% be back. Thank you so much!!

I'm so pleased you enjoyed your stay.... a little walk from the Festival theatre probs nearly 10 mins pity you were nt at the Playhouse it is only 2 mins walk away....
Had a great and very comfortable stay here, with my husband for part of the week, and this self contained unit is such good value for money.

Simple comfortable and clean accommodation. Ensuite room with a fridge, kettle, microwave, crockery etc. Easy walk to the Playhouse up Broughton Street. A slightly unusual set-up but very good value for this part of town.

Very comfy and privet digs. Bit of a weird main entrance but the room was very clean with an en-suite, microwave and fridge. 10 minute walk to Playhouse. Not the quietness room but would stay again next time I’m in Edinburgh. Free parking was great.

Hi thanks Rachel. I am waiting on new signage for the apartments then there will be a bell placed there to allow you to ring and be welcomed in to check in and collect your keys. I would not say it is weird this could be off putting future guests.
A lovely room and great location and communication. Would love to come and stay again.
