Self-Contained
Self-contained one bedroom flat located on the top floor in a low rise residential estate. You have the whole flat - not sharing with the host. Tastefully decorated with mid-century furniture, wood floors and double glazed windows with a balcony off the living room and kitchen. Electric heating, hot water, a large double bedroom plus a sofa bed in the living room. The living area has a library of theatre books, and a rowing machine and weights if you fancy a workout. Kitchen has electric hob/oven, microwave, coffee machine, air frier, washing machine and dishwasher. Bathroom has electric shower and a small bath. Bathroom access is though the living room - bear this in mind if planning to use the sofa bed / living room as a second sleeping area. Wifi included. Electricity included up to £10/week.
Accessibility: Flat is located up two flights of stairs and a short flight of stairs inside the flat. (There is a lift to the top level but it's out of order at the moment)

The Area and Transport
Self contained tastefully decorated one double bedroom top floor flat with balconies in Washington, about 20 mins drive from most of the regions theatres. Regularly used for Sunderland Empire (See below for travel timings. Ideally suited to someone who drives / happy to use taxi. Note this flat is over £110/week cheaper than closer alternatives!).
Off peak timings to local theatres:
Sunderland Empire 15-20min drive (40 min bus - direct from outside flat to the Empire)
Fire Station Sunderland 15-18min drive (40 min bus)
Washington Arts Centre 7-8 min drive (25 min bus)
Live Theatre Newcastle 20-25 min drive (50 min bus)
Theatre Royal Newcastle and Northern Stage, 20-25 min drive (50 min bus)
Gala Theatre, Durham, 20-25 min drive (1h20min bus)
Locally: Corner shop 3 min walk; Costa, Lidl, B&M, McDonalds, Greggs, 24 hour JD Gym all 3 min drive. Washington Galleries shopping centre 5 mins drive. Metro Centre Shopping 15 mins away.

This space is not shared with anyone else.
This booking is for the entire flat. Ideally suited for 1 person but 2 can stay here if booking together and one of you is happy with the sofa bed in the living room. (Note if you have booked for one person the other bed will NOT be rented out during your stay - it's only available for 2 people if you're booking together).
The flat has one entrance door from a shared walkway. Access to the bedroom is through the living room so if the sofa bed is being used bear this in mind.
Excluded Facilities
The cupboard under the stairs in the entrance hall contains the fuse box and other items. This will usually be locked but code access can be provided in case of emergency access / fuse replacement requirements.

(The meter pay as you go topped up by the host - receipts will be provided if there are any additional charges)
Vaping is permitted only the balconies. No smoking anywhere in the flat or communal areas.

Lovely and quiet flat, only marked down for location because it's far out of either city centre (Newcastle or Sunderland). If, like me, you're happy with a bit of a drive or a 40 minute bus ride then it's absolutely grand, and Matt is very helpful.

I had a fantastic stay here. Mark was very friendly and was available if I needed anything. It was a lovely flat and I thought the mid century feel was very cozy. Transport to the empire was a little far but I didnt mind as it was well connected and great when I could come back to my digs to a very comfy bed and warm flat. Would stay here again.

The flat is great. Clean and comfortable with everything one needs. A cheerful and helpful welcome from Matthew made everything easy and seamless. I enjoyed a quiet week there with no disturbance from neighbours or traffic. The drive into Sunderland was never more than 20 minutes even in crush hour. Recommended.

Absolutely perfect for what I needed. Lovely flat with a view and a balcony, a quick 15 minutes drive to the Empire Theatre. Exactly what I was looking for!

What a great find indeed. Don’t be put off from the outside as the flat is very lovely inside and the estate is very quiet. Just a bit far from the theatre but it’s an easy enough comparison as it’s so below the touring allowance!
I highly recommend this little gem.
I was so comfortable the whole 6 weeks I was there!
