This private, spacious and charming guest accommodation, with its own garden and entrance, forms part of a delightfully historic and quintessentially English cob-walled thatched cottage dating back to 1750.

A covered entrance porch, accessed from the front garden, is for exclusive use of guests and leads to a very spacious lounge with exposed beam, a beautiful featured, original fireplace, a two-seat sofa, an armchair, cabinet and smart TV. A large window with a window seat looks out onto the front garden lawn.

There is also free WIFI and good broadband speed connection.

There is a spacious dining area with a basic kitchen set up where meals can be prepared and which can be separated by a curtain from the lounge for privacy. This has a small fridge with freezer compartment, a plug-in two-ring induction hob, a combination microwave and a toaster and kettle. There are ample cupboards and shelving and a dining table and four chairs. A large window overlooks the patio area and teak garden table with chairs.

There is a room at the back of the kitchen housing a small laundry/utility with a washing machine, large sink, cupboards and shelving.

Stairs from the dining area lead up to the first floor where there is a single bedroom with exposed beams and high vaulted ceiling and has a large window overlooking the garden. There is shelving and ample hanging space.

Access to the larger double bedroom is along the corridor where there are two chests of drawers for guests' use. There is a large amount of wardrobe space, shelving and a slipper chair in this second bedroom and a large window, also overlooking the front garden, affording glorious views of the cottages along the village lane and hills in the distance.

The newly fitted, traditional bathroom is on the same floor and comprises a roll top bath (with crosshead shower mixer taps), a pedestal sink, toilet, mirror and shelving,

Please note that it is necessary to pass through the small single bedroom to access the ground or first floor.

Also for guests' use is a good sized, south-facing garden with a lawned area, rockery and patio. There is a gravel driveway in front of the cottage for guests to park.

This is strictly a NON-SMOKING property and no flame must be lit either inside the cottage or in the gardens due to the thatch.

The accommodation listed is for a maximum of two guests.

Please note: The host (or family member of the host) resides in an area of the cottage which allows the guests' accommodation to be independent and private. There is also a cat in residence in the host's area.

The cottage offers easy access to a number of theatres in the area, including Princess Theatre - Torquay, The Little Theatre - Torquay, Palace Theatre - Paignton, Exeter Northcote and Exeter Pavillion, Babbacombe, Shaftesbury - Dawlish, The Blackmore -Exmouth and Brixham.

Important: PAYMENT FOR THE COTTAGE WILL BE DUE ON ARRIVAL VIA BANK TRANSFER.
