What does this mean?

Two available double rooms in cosy house, situated on a cul de sac so little traffic.
There is a sitting room with log burner and 50" TV. Theres also a separate conservatory with another sofa and TV. Large kitchen with coffee machine and big american fridge freezer. The bathroom has a freestanding bath and big walk in shower. I like to keep the house clean and have a cleaner once a week.
Guests have full use of the house.

I live here and have had lodgers/short term guests for the past few years.

The Area and Transport

Near the hospital which is slightly out of town but there are buses available within 1 minute walk or it is approximately a 5 minute drive.
