The charming and cosy, newly-refurbished, self-contained STUDIO with ENSUITE overlooks the pretty walled back garden and is on the first floor of an attractive double-fronted Georgian property in the sought after location BARNSBURY, ISLINGTON! The surrounding area exudes a village atmosphere in contrast to nearby Upper Street with its endless choice of restaurants and bars, high street shops and one-off boutiques.
There is a small double bed with storage underneath, a large wardrobe with hanging space and drawers, a pull-down table and chair, a bookshelf with a cupboard, a bedside chair and black-out blinds and curtains. There is also a TV/DVD in the room and free internet/Broadband connection.
The ENSUITE comprises a power shower, pedestal basin, toilet, mirrored bathroom cabinet with ample storage and razor socket.
A door off the room leads to a fully-equipped KITCHENETTE comprising a sink, a microwave (plus convection oven and grill), an induction hob, a fridge with ice box, and a toaster and kettle. There is a window which overlooks the back garden and surrounding mews houses.
The stylish DOUBLE ROOM, also on the first floor, is a good size and light filled, with sole use of a full bathroom and kitchen. There are two sash windows overlooking the garden. There is a double bed, a desk and chair, a good sized wardrobe with hanging space and drawers, a cupboard, a bedside chair and round table, black-out blinds and curtains there is free WIFI and good Broadband speed connection with BT fibre. There is an also a basic catering set-up in the room itself comprising a microwave, toaster, kettle and small fridge, along with a cupboard with plates, cups, cutlery and glasses.
Additional and more comprehensive facilities are available in the fully-fitted and sole use of the garden kitchen which houses an oven, fridge with freezer compartment, washing machine, dishwasher, sink, combination microwave and grill, induction hob and ample cupboards and shelving.
The private and sole-use of full bathroom is opposite the bedroom in the same floor. There is a toilet, sink, bath (with shower attachment) and plenty of shelving and cupboard space.
BOTH ROOMS:-
ALL BILLS ARE INCLUDED! In addition a plentiful supply of towels and linen are provided. Any washing of these, and also personal washing, can be done either in the washing machine in the main kitchen of the house or in the washing machine in a separate kitchen.
This is a non-smoking property and the rooms are for single occupancy only.
There are 2 other people residing in the main part of the house who will share the front door but who have their own facilities. There is a cat residing in the main part of the house.
In terms of access to various London theatres, The Almeida, Sadlers Wells, The Kings Head, The Pleasance, The Tower and The Little Angel Puppet Theatre are all within easy walking distance being between 0.5 to 1.2 miles from the house.
The West End Theatreland (between 2 to 3 miles) can be accused via the excellent transport links (tubes/buses/overground) from a choice of either Angel, Highbury and Islington, Kings Cross and Caleonian Road and Barnsbury, which are all within 5 to 15 minute walk.
There is a delightful designated outside space and dining area for guest’s use in the gardens at the property. In terms of enjoying the outdoors elsewhere, there is an attractive park diagonally opposite the house (1 minute walk away) and a large choice of pretty garden squares, all nearby, and nestled within the idyllic residential setting of Barnsbury.
Highbury Fields provides a larger space, ideal for jogging and playing tennis, and is just over a 10 minute walk away.
There are also 3 highly recommended local gastro pubs with outside spaces and beautiful beer gardens.
This would be ideal accommodation for an entertainment professional looking for somewhere homely, quiet and very private with the added benefit of a beautiful area and great transport links.

The bedrooms have lockable doors. The Stylish Double includes exclusive use of the full bathroom and fully-fitted garden kitchen. The garden is shared.

All the rooms on the ground floor within the house are not available to the guest unless use of the washing machine in the main kitchen is required.

There are 15 steps to climb to the first floor of the house where the studio is located. The garden path leading to the front door also has one step up,
There is a full range of complimentary cleaning supplies for the guest's use during their stay. These include disposable paper towels, disposable gloves, multi surface cleaner, disinfectant wipes or spray, extra hand soap and sole-use of hoover.
Prior to check-in, the studio is thoroughly cleaned using extensive cleaning checklists and high-touch surfaces are sanitised down to the doorknob. Cleaning is a priority and protective gear is worn to help prevent cross-contamination.

I had a wonderful time staying in Clare’s wonderful home. My room was lovely with everything I could want in a very nice area and multiple tube stops were very close. Clare is an amazing an amazing and welcoming host, I would love to stay there again.

I had a wonderful stay here. Only a 20 minute walk to Sadlers Wells theatre. Lots to do around and would stay again in the future.
