You'll have your own private room with a comfy bed and TV, accessible directly from the front door, offering wonderful independence. Plus, you can step right outside to our private garden – it's a rare gem in the city!
Guest Parking
For guests travelling by car, please note that on-street parking directly outside is paid during the day. However, it's free from 5:30 PM to 8:30 AM on weekdays, and free all day Saturday and Sunday.
If you need free parking during weekdays, there are areas with unrestricted free parking around a 20-minute walk away. Please ask us for directions to these spots upon arrival.

I am ideally located just a 5-minute walk from Arthur's Seat and Holyrood Palace, offering stunning views and historic charm right on your doorstep. As we're at the top of Leith, you're also just a short walk from the vibrant Shore area of Leith, with its fantastic restaurants and bars.
Edinburgh is very walkable, with key attractions close by:
Princes Street & Royal Mile: A pleasant 15-20 minute walk for shopping and historic sights.
Bristo Square: About a 20-25 minute walk.
Nearby Theatres (walking distances):
Edinburgh Playhouse: 15-20 minutes
Festival Theatre: 20-25 minutes
King's Theatre: 25-30 minutes
For public transport, the bus stop for central routes is just at the top of our street, offering frequent services.

I visited Edinburgh for a week and stayed with Sylva — had the best time! Great location with easy bus links into the city, and the flat had everything I needed. Clean, comfy, and quiet at night too. Sylva was so friendly and gave loads of great recommendations for places to visit while I was there. Would definitely stay again! 🫶

Has a great week in Edinburgh at Sylva's self contained flat. It had everything you could need and an easy bus ride to the playhouse theatre. Would recommend and stay again .

Had a nice stay in Sylva's self contained flat. Equipped well. Nice walk to the theatre, about 25 minutes. Very close to Arthur's seat. Shops and eating establishments nearby.

I had a great stay at Sylvia's apartment, it was perfect for my needs and located in a great part of Edinburgh with plenty of fantastic coffee shops and just right by the bus stop. Sylva was incredibly accommodating and helpful. Will definitely be booking again if I come to work in Edinburgh in the futur.

I had an absolutely fantastic time staying with Sylva. The apartment is lovely, clean, and cosy. and it's a really easy 30-minute walk to the Festival Theatre/city centre, or a 20-minute walk to Edinburgh Playhouse.
Sylva is a fabulous host who was on hand with anything I needed, and I can't wait to stay here again!
