Living with Host
When booking I would prefer payment in advance.
Guests have their own room which have blackout blinds. You are welcome to share the kitchen dining space for eating. The containers of all food brought in should be disposed of in the Grey bin outside. I do not allow cooking due to cost. Cutlery can be borrowed as long as you're a vegan. I do not eat dairy, meat etc.
There is ABSOLUTELY no food to be consumed in the upstairs rooms.
If you occasionally want to do laundry (stays of over 7days only) this can be arranged for an additional fee to cover the cost of utilities in advance.
Please do not book if you are a smoker. My home is strictly non-smoking and no smoking is allowed anywhere, even in my outside spaces. In addition the smoke smells contaminate the space and it's not fair on other guests.
I do not own, nor do I intend to purchase a microwave. I like music and have been know to dance around enthusiastically when particularly moved

You can park on the drive by negotiation in advance and there is a car park at the end of the terrace
The Area and Transport
A clean and cosy home where you'll be guaranteed a warm welcome.
Close to the city centre, Leeds Arena and Leeds' famous Victorian arcades just an 8min walk away, or if you're feeling less energetic, the bus stop is a 3min walk away. I've lived here for 20years+ and have good relationships with the neighbours.

The bathroom is shared as it's my family home and built in 2000 so no en-suited but I keep it immaculately clean and airy, I expect my guests to too...
We would share the kitchen and dining areas. Individual rooms are private and I don't enter guests rooms once they've booked without their permission. I expect the same courtesy.
Excluded Facilities
I don't allow cooking unless by negotiation and at an additional cost by negotiation, the nightly cost excludes utilities for cooking etc. I don't own a microwave and don't intend to get one.

I like a very clean home, but there's basically one big rule. 'Leave everything as you find it.' no-one should be inconvenienced by your presence especially when facilities are shared. Be immaculate about cleaning the bathroom and kitchen areas.

I'm vegetarian. I wouldn't allow use of my pans etc. If you're a carnivore, however you're free to eat take aways at the dining table as long as all the packaging and waste is, deposited in the grey refuse in outside.

I like to Welcome guests personally and ensure they're comfortable. Everything is left exceptionally clean. Their privacy is respected always and expect the same in return. There are handrails on the steps up to the second floor. Cleaning products are Vegan and cruelty free and I endeavour to use products that are non toxic.

Pauline was super friendly and welcoming, and had great energy. Communication was great and she was clear about rules a d expectations from the beginning. House was very clean and comfortable.
