Please note that there is no access to cooking facilities.

Sole use of downstairs area which has a table and chairs, work top with stool, fridge, kettle, toaster and usb ports. Breakfast is cold help yourself.

Cereals, Muesli, Porridge Pots, Fresh Fruit, Fresh Artisan Bread, Cheese, Spreads, Tea, Coffee. Milk and non-dairy options. To avoid wastage, I will check with you in advance what options you would prefer.

We are a shoes off household. Please bring slippers.

The room is at the front of the house and the street is quiet, especially at night.

Myself and my 2 sons (mid 20's) work freelance, so usually one of us around but not always. Always happy to answer questions, tell you about the area, transport etc. We do have a house manual.

Our aim is to be as eco/environmentally friendly as much as our budget allows.
We are working towards being plastic free.

Please don't expect a lovely garden! At the moment we are a little overgrown and in the process of clearing before this is finished and then we hope there will be an outdoor sitting area for exclusive use of guests.

Location:
5 minutes walk to the coast road, with beach and undercliff walk/cycle into central Brighton. The Tye and Sussex Downs, with access to South Downs Way are also 5 minutes walk from the house. There is an Art Deco Outdoor Lido 10 minutes walk from the house, open from May-September.

Served by 6 buses in to Brighton with stops 5 minutes walk from the house. Approximate journey times to central Brighton, including Theatre Royal - 5 miles
By bus - 20 minutes
By car - 15 minutes (longer at peak times)
By cycle - around 35 minutes along undercliff by sea wall - flat all the way, or over cliff and on road
Walking - 1 hour 30 mins (dependent on walking speed)

Served by 3 buses to Eastbourne with stops 5 minutes walk from the house.
Approximate journey times to Eastbourne, including Congress Theatre - 12 miles
By bus - 50 minutes
By car - 35 minutes

Glyndebourne 12 miles - approximately 25 minutes by car

Newhaven Ferry Port with crossing to Dieppe, is close to hand.

The quaint village of Rottingdean, with the tranquil Kipling Gardens, a library, shops, bakery etc., is a 15 minute cycle away

There are several cafes close to hand, including a great little Italian cafe/restaurant run by a lovely young man from Rome, a cliff side cafe with sea views. A small parade of shops for buying essential items, including a chemist, Co-op, gift shop selling an assortment of items, hardware store, bar. All within a 5-6 minute walk.
