Living with Host
A comfortable single room in a garden flat in one of Edinburgh's most beautiful streets.
The room is spacious and warm, with an antique brass bed.
You are welcome to use the kitchen for tea/coffee and breakfast.
Cooking facilities can be used by arrangement, as the main room is a shared kitchen/living room.
The main room opens into the back garden, a very peaceful green oasis.
Access: There are 11 steps down to the basement area, with a 90 degree turn.
Please note the single bed measures 190 cms by 80 cms, so do make sure that it is a suitable fit for you.
Please note: the maximum stay is 1 week.
Please note: From 26th July 2026, I am required by Edinburgh City Council to collect a tourist tax. This is a 5% levy for the first 5 nights, which should be paid on arrival.

The Area and Transport
This is an ideal location, particularly for the Edinburgh Playhouse (10 minutes walk), in a safe residential area between lively Broughton Street and Canonmills, with a great choice of restaurants, coffee houses, bars and independent shops.
The Royal Botanic Gardens Edinburgh and the Water of Leith walkway are nearby.
You will be within 15 mins walk downhill from Waverley Station and 10 minutes walk downhill from the airport tram terminus in York Place - 5 minutes drive from the city centre.
All the city's main theatres are easily accessible on foot or public transport.
There is a bus stop at the end of the road with a frequent service to the city centre, the Festival Theatre and Queens Hall.

Sarah was a brilliant host and this room has everything you could need. Great value for the location. About 8 minutes walk to playhouse. And many coffee shops and bars on the way up the hill.
Book these digs immediately.

Friendly host. Nice house situated on a pretty street near local amenities. The walk to and from the theatre felt safe, even at night :)

Sarah was a fantastic host. I felt at home straight away. It’s one of the comfiest beds I’ve slept in and the shower is great. Perfect location 5/10 mins walk to the Playhouse. Would love to stay again next time I’m in Edinburgh!

The room was lovely, with a super comfortable bed and a sofa, and perfect for what I needed. The location was easy to travel to and from and on a gorgeous street. Sarah was very welcoming and easy going. Would stay again.

I had a lovely week staying at Sarah's. It was a short and easy walk to the Playhouse Theatre. The room was nice and warm and the bed was so comfortable. Sarah was a great host, helpful and friendly. Nothing was too much trouble for her. X
