This top-floor flat is in a traditional Victorian tenament block with a central front door off the residential street. It has 3 double bedrooms on 2 floors, a bathroom and a living/dining/kitchen area.
The flat is private student accommodation outside the festival period, so it cannot be considered luxurious, but it is clean, tidy and bright.
Montgomery Steeet is a safe, accessible part of town, within walking to a number of the principal festival theatres and many fringe venues, including the main four - Guilded Balloon, the Pleasance, Underbelly and Assembly
Guest Parking
There is metered parking on Montgomery Street and surrounding streets which is free overnight and at the weekends, however it is limited to 4 hour stints or residential parking during the day. The flat is outside the Low Emmision Zone (LEZ), but close to its boundary. There are numerous multi storey car parks close by, near to the OMNI Centre and St James Shopping Centre for longer term parking.
The Area and Transport
The flat is in a quiet residential area within easy walking distance to the City Centre. It runs between the top of Leith Walk and Easter Road where there are convenience shops, supermarkets and restaurants. Bus stops and the York Place tram terminus are all very close to enable you to travel easily to all parts of the City.
York Place and the Playhouse Theatre are a 10 minute walk away, as is Carlton Hill, if you are looking for a beautiful green space with fabulous views across Edinburgh and the Firth of Forth.

The flat is let as a whole, so guests in each of the 3 bedrooms share the kitchen/living/dining room and the bathroom. There are 2 bedrooms on the lower floor of the maisonette, and a third, spacious bedroom up a spiral staircase.
