About these Digs
Living with Host
The bedroom is in the quiet area of the flat right next to the big bathroom. Most of the time you will have this to yourself but occasionally friends or family stay and then it is shared.
You have access to a guest kitchen which is shared with one other room. It is a light, bright room with cooker, fridge and microwave.
You also have access to the washing machine and dryer.
Guest Parking
We are a parking permit zone except in weekends though nearby there is free parking-if you can find a space!
The Area and Transport
We are on the tram line direct from the airport to our accommodation. We are also on bus routes to all areas of the city and walkable to the Playhouse Theatre. Leith itself is a buzzy area with loads of bars and restaurants and independent shops
For all bookings from 24th July 2026 there will be an additional Edinburgh Council Visitor Levy of 5% on these current prices.

This space is shared with 2 Hosts and 2 other paying Guests.
Your room is at the end of the corridor and very private. We do not lock our bedrooms-we trust our guests and we are a home not a hotel. The bathroom is rarely shared as we have our own bathroom, however occasionally we have family staying in which case it will be used. Our other guest room has the use of another bathroom. We offer a guest kitchen for guests use which has a table and chairs

Kim was a very warm and friendly host. The room was exactly as advertised, as well as the bathroom. Very clean, spacious, light and surprisingly quiet considering it's on a busy road. Location is ideal with only a short tram journey to right outside the Playhouse and into Central Edinburgh, I did the walk back once and took about 25 mins continuously downhill.

Great transport links via tram and bus!
Kim is a great host and I’ll hopefully be back to stay when I’m working in Edinburgh in the future.

What a lovely building! Characterful and dramatic. Very friendly hosts. They don’t allow eating in your room. The bathroom has underfloor heating and is enormous. Overall, a good stay.

Thank you for your review Neil. I don’t recall saying that you couldn’t eat in your room? However, as there is a guest kitchen with a table and chairs it does make sense to eat there. I hope you enjoyed your brief visit home!
I had the pleasure of staying here for 2 weeks when on the 'Tina Turner' musical tour. These are really lovely digs, clean, cosy and warm with a great guest kitchen. It's a straightforward walk to the Playhouse theatre - also lots of busses and trams. Very handy close by is a large Tesco supermarket which closes at midnight. Kim is friendly, easygoing and welcoming - I hope I can stay again.

Had a lovely stay here in Edinburgh - comfortable, private & clean. Good transport links in to the city centre, but I love walking so I enjoyed the commute by foot along Leith Walk every day! Lots of nice brunch places & bakery’s close by & good shops for your essentials.

These digs are in a good location and was a really nice easy tram route into the city to the theatre. The hosts didn’t like me cooking late at night due to the other guest room by the kitchen.
I would stay again due to the easy commute and value for money. Hosts are friendly and easy to talk too.
