Three Gorgeous Bright Spacious Rooms in Family House (Edinburgh )

Three elegant, spacious rooms in a welcome and friendly family home in a stunning and characterful Victorian townhouse in central Edinburgh. A 10 minute walk/5 minute direct bus from King's, Lyceum and Traverse Theatres and the Usher Hall.

Bedroom 3: NEWLY-REFURBISHED HUGE ENSUITE STUDIO ROOM, flooded with natural light from the vast bay window (fitted with original working shutters) this is a Victorain drawing room furnished with tastful antique furniture and fittings, an original fireplace and cornicing. The room has two sofas and an extremely comfortable double bed (in the window) with a brand new memory foam mattress. The adjoining box room has been just been turned into a compact bathroom with shower, handbasin and toilet. As with allmour digs, this magnificent room is offered on a digs only basis but is equipped with microwave, fridge and kettle so you will be fully self-contained. A tea/coffee tray is also provided, with cafetière and fresh ground coffee. Free wifi. Towels provided.

Bedroom 2: Beautiful and very quiet room overlooking the walled garden to the rear of the house. The room is full of character under the eaves, and has a very comfortable double bed (new John Lewis pocket sprung mattress) and dressing table with chair and mirror. Lots of drawer and hanging space. Original fireplace and cornicing. Fridge, microwave, and kettle in the room, with tea/coffee tray tray. Towels provided. Free wifi.

Bedroom 1: sunny and bright south-facing room (very large) with huge bay window and beautiful cornicing. Comfortable double sofa bed (with sprung mattress and new Slumberdown mattress topper for extra comfort). Can also be offered as a twin, with separate bed made up on mattress on the floor. This charming room has lots of musical instruments (including a well-maintained piano!). Free wifi. Equipped with microwave, fridge, kettle and tea/coffee tray. Towels provided.

PLEASE NOTE: the digs are offered on a room only basis and do not include access to the family kitchen. However, as both rooms are self-contained and well-equipped we hope this won't cause any difficulties.

Lovely, single room with a kind host in a characterful house.

Nice to have a bit of deskspace, fridge, kettle and microwave in room was a great touch.

I was at the Festival Theatre which is a nice healthy walk, but this would be ideal for anyone playing at the Kings Theatre or Traverse, both ... read more of which are on this side of town.

Hilary and Dez were great hosts and very easy going.

The house was very homely and relaxed. The room was large and the bed comfortable.

With the location only a 6 minute walk to the King's Theatre, it could not have been easier.

Would recommend to anyone and great value.

This place is wonderful!! Do not, under any circumstances book it if I'm in town 😸.

What a lovely house. A typical spacious old Edinburgh stone walled villa. You walk through the front door to a smiling, happy, welcome and instantly wish the house were yours.

I stayed in the "music room" and D... read more es told me to enjoy myself with any instrument in the room. There was a fridge, microwave, kettle, cafetière, coffee, tea, milk and sugar. There was even a nicely proportioned flat screen telly for those who are inclined to use it. Wifi of course meant that I could watch cycling on Eurosport......is there any other reason for telly?

Bath and shower were over the landing and everywhere was spotlessly clean. Reading the information section, you may be put off by the sofa bed..Don't be. It is of a very high quality and has two mattresses on which I slept like a log.

On Fridays Hilary makes a surprise. I'm not going to spoil it for you, but it will be the best you've ever had.

A real home from home. Hilary and her family were very welcoming and the room was really cosy.

Be careful however of your waist line.....lovely homemade treats were a couple of times left for me...yummy!

Really enjoyed my stay with Hilary and her family.

The room was very comfortable with everything I needed.

The walk into town was nice and I felt safe walking home late at night although there is a bus if needed.

Definitely recommend this room.

A beautiful and comfortable house with perfect hosts who cannot do enough for their guests.

Close enough to walk into the town centre, particularly good walk through the Meadows; but for a lazy git like me, there is a good bus and taxi service.

My single room was exactly what I wanted, with Kettle, Fridge and Microwave.

Good Chinese and Pizza seconds away.

A quiet and very reasonably priced quiet family home away from the excitement of the Fringe.

I cannot recommend Hilary and Dez's house and family enough!

Great location too: walk to Grass Market in approx. 20-25 mins and plenty of shops nearby!

These digs are a delight!

Well situated in between two little parades of shops. Great bakers, cash point et cetera all within walking distance.

No.10 bus runs about every 10 minutes into town.

The room that I had was great complete with a small fridge, microwave and kettle.

A beautiful stay in a stunning family house, although shared with the family the layout of the house makes you feel like there is no one else there.

Hilary was very friendly and the whole process was easy, we used her off road parking space, with no problems at all.

The rooms are huge and typical of Edinburgh properties. High ceilings and lots of light. The beds were very comfortable and very clean.

We only stayed for one night but I would happily stay for more. l work in a theatre in London, however if looking for digs in Edinburgh this would be my first choice.

Over the Christmas period into the New Year my friend and I were fortunate enough to stay with Hilary and Dez and their lovely family.

Firstly I must say that they were extremely warm and friendly, always greeting us as we were toing and froing from the house. Also the weather got a little choppy... read more in Edinburgh and Dez kindly allowed me to borrow a heater for my room and did the same for my pal, nothing was too much trouble.

On more than one occasion we all shared a drink and ate together.
Truly a very special stay which softened the blow of being away from my wife and children at Christmas.

The large terraced house is very close to the centre of Edinburgh and it was a 20 minute picturesque walk to the Festival Theatre.

My room was excellent with a very high ceiling and a comfortable clean bed. The room was big enough to practice my saxophone and since the family were all musical, that was not a problem.

There was a kettle, microwave and fridge along with tea/coffee making facilities.

Considering the price, anyone would be crazy to overlook staying at this stunning family home.
