Theatre Digs Booker Presents: Cosy room (Belfast)

My house is a four bedroom detached house in a leafy lane just beside the Botanic Gardens and Queen's University. Grand Opera house is a comfortable 15 minutes walk from my house. Lyric theatre is 10 minutes walk. Botanic avene with a variety of restaurants and cafes is only 5 minutes walk.
I have three rooms in total for short term rent and two bathrooms which are shared. The kitchen is spacious and shared.
Please observe house rules.
Quiet times 22:00 to 7 AM.
Partying and loud music is not allowed as there are other guests staying.
Please check out by 11 AM on the day of check out.
My street is Private parking and there are strict parking regulations. Outside my house it is permit only parking from 8 AM to 6 PM Monday to Friday. Weekends are free to park. Also from 6PM to 8AM Monday to Friday is free. Please let the host know if bringing a car so you can be guided.
