Living with Host

This is a high standard of accommodation in a private home on a bed & breakfast/self catering basis.

The accommodation is in a large second floor flat located in the city’s Southside/Newington district, convenient for access to all parts of the city.

The proprietor has been hosting theatrical guests for over 8 years and has built up a good reputation with his guests.

The accommodation, which is available to non-smoking guests, consists of one large double bedroom (green room) with private bathroom, a second large double bedroom (blue room) and a single bedroom (both sharing the same bathroom).

All bedrooms and bathrooms are tastefully decorated and well furnished.

The double with private bathroom is to the rear of the flat, over-looking a well-maintained large communal garden, whilst the other double and single rooms are to the front and have magnificent views of St Peter’s Church and Arthur’s Seat.

A self-service breakfast is included in the price, consisting of cereal, bread, tea, coffee etc.

Guests have access to the fully equipped kitchen and washing machine and the separate, comfortable living room where meals can be taken.

Please note there are no televisions in the house, although there is free WIFI access.

The flat benefits from central heating and constant hot water.

There is no curfew but guests are asked to be respectful of noise when returning late.

The preferred latest time of departure on your last day is 11am, although this can be extended if circumstances allow.

The location of the property is ideally suited for visitors to the city, being easily accessible from the bus and train stations or airport bus terminus.

Being on a major arterial road, the flat is well served with buses to all parts of the city, although the city centre itself is within easy walking distance.

Local amenities within 10 minutes walk of the flat include the Meadows (with tennis courts, jogging circuit), Holyrood Park, the Royal Commonwealth Pool, the Queens Hall, Festival Theatre, Tescos and many quality restaurants and bars.

An amazing place! Beautifully decorated and perfectly located.

My 3 week stay in Edinburgh over Christmas and New Years was made even better by staying in Julian's flat. I was made to feel like I was at home.

Julian's apartment was a wonderful refuge and within easy walking distance of the King's Theatre as well as the Lyceum, Traverse, Queen's Hall and Festival.

The flat was clean and the bed in the Green Room extremely comfortable.

Great location for the Festival Theatre as it's a ten minute walk on the same road as the theatre.

Very luxurious accommodation with interesting and slightly macabre artwork on every wall.

Fantastic accommodation.

Spotless, nicely furnished and always felt private.

Julian is a perfect host, very friendly and helpful. Flat is ideally located in a funky part of town, theatre is about a 20 min brisk walk away.

The owner is lovely and understanding of performer's needs and odd schedules. Felt at home and very comfortable in the house, the rooms are stunning and the owner has excellent taste so you can be sure to enjoy your time there at least for the aesthetics if ... read more nothing else.

The walk to the theatre is so convenient (Festival) Literally a 10 minute walk on the same road.

Amazing digs and Julian is the perfect host.

Easy walking distance to the Kings and the Festival theatres.
